While we occasionally offer staging for occupied homes, it’s not our primary service—and there’s a reason for that. Lived-in homes often come with extra challenges like pets, kids, and everyday wear that make full-service staging more difficult to protect and maintain. In the past, we’ve experienced situations where staging items —like rugs, furniture, and accessories—were damaged beyond use, many times ending up in the dumpster. Unfortunately, the cost of those losses often outweighed the value of the service.

That said, we’re happy to explore lighter-touch options, such as adding select artwork or accessories to enhance key spaces. But in most cases, we recommend our Photo Prep Consultation or Home Staging Consultation instead. These services are specifically designed to help you get your home looking its best for listing photos and showings—without the need for a full staging install.

We’ll walk your home with you, identify opportunities to improve presentation, and can even do the work for you—rearranging, accessorizing, and polishing key areas to maximize visual impact.
